  • How do I apply?

    Apply at pre4urentals.com or call 336-998-9345.

  • How long is the lease term?

    12 months.

  • What is included in the rent?

    Every property varies. Please contact a property manager at 336-998-9345.

  • When is rent due?

    Rent is due on the 1st of every month. Rent is late after the 5th, and a 5% late fee will be applied. After the 6th, a letter will be sent out, and eviction proceedings will begin on the 10th. Please remember communication is key here.

  • How do I pay rent?

    Rent can be paid online through the portal.

  • When can I expect my security deposit?

    In most cases, security deposits will be refunded within 30 days from move-out. Some cases vary, and if more time is required, you will receive an interim accounting statement.

  • Are pets allowed?

    Some but not all properties allow pets. There are breed restrictions and a pet fee of $500.00 per pet.


  • Is rental insurance required?

    Yes, rental insurance in the amount of $100,000. is required for each property.

  • Who do I contact with a maintenance request or an emergency?

    Maintenance requests can be submitted through the tenant portal. If it is an after-hours emergency, please call 336-998-9345.

  • How much notice will you give before an inspection or maintenance?

    We will attempt to give you 24-hour advance notice for any services such as maintenance repairs. Inspections are typically scheduled seven days in advance, confirming the day before.

  • How much notice am I required to give before vacating?

    We require a written 30-day notice to vacate.

  • What happens if I have to terminate my lease early?

    Communication is key here. In the event that you must terminate early, please notify the property manager as soon as possible, and keep in mind you are responsible for paying rent and keeping the utilities on until new tenants are placed.

General Information

  • Properties must be viewed through Tenant Turner, or by scheduling with the Property Manager prior to applying. We prefer to avoid sight unseen applications. 
  • Applications are reviewed on a first come first serve basis.
  • Application fees are non-refundable and are $45.00
  • Any persons over the age of 18 must apply.


QUALIFICATIONS/SCREENING

QUALIFICATIONS

  • Income to rent ratio 3x the rent
  • NO bankruptcies in the past 5 years
  • NO civil judgement in the past 5 years
  • NO evictions in the last 7 years
  • Credit score of 600 or above



REQUIREMENTS

  • Rental History
  • Photo ID
  • Proof of income (most recent pay stubs)
  • Background, criminal history and credit checks are conducted.
  • Landlord referral contacted
  • References contacted
  • Please give 48 hours for all reports to be processed. Some take longer than others.


AFTER APPROVAL

  • Phone call with approval
  • Lease will be drafted within 24-48 hours
  • Security deposit to be paid within 48 of lease signing
  • All utilities put in tenants name prior to possession
  • Securing of rental insurance
  • Move in within 30 days
