  • What fees do you charge for managing a property?

    We charge a 50% acquisition fee of the first month's rent when a tenant is acquired with a 10% management fee. After vetting a tenant, we charge a 10% management fee each month.

  • What kind of tenant screening do you conduct?

    We take this part of the job very seriously. Your investment is our top priority. We will conduct extensive background, criminal and credit checks. We reach out to previous landlords for referrals. We reach out to the provided references. We verify employment. All applicants over the age of 18 will be vetted.

  • When is rent due?

    Rent is due on the 1st of each month, late after the 5th. A 5% late fee will be applied on the 6th.

  • When can I expect my funds to be directly deposited?

    Depending on the day the rent is paid, you can expect to be paid out between the 10th-15th of each month. 

  • Why does it take so long for funds to be deposited?

    Premier Realty NC waits for funds to clear before deposits are made. If the renter pays on the 5th, we will deposit 7-10 days later after funds have cleared.

  • Do you take care of court proceedings?

    Yes, we will do all the paperwork and necessary court fillings for nonpayment or evictions. 

  • How often do you do inspections of the property?

    Typically, one time a year, but we can do property inspections every 3 or 6 months if preferred.

  • How do I keep up with everything? Taxes, receipts, invoices, etc.

    We do all the work for you. In addition to monthly statements, we will assemble a portfolio for your tax preparer at the end of the year. 

  • How do you pay invoices?

    We have a couple of options. You can make an online contribution on AppFolio, and we will pay the invoice for you. We can also deduct the invoice from rental proceeds. 

  • What if the invoice is more than the rental proceeds?

    We do our best to get an estimate before work is completed. Contact will be made for the estimate, and we will proceed as you prefer.

  • How many estimates will you get for a job?

    Depending on the project, we get at least two estimates for you from our vendor list. We will take care of all the scheduling and confirm the job is complete with pictures. 

  • Do I have to use your vendors?

    Absolutely not; however, we have an extensive list of vendors we use and trust. Many of the vendors on our list have worked on our personal properties.
