Make Your Rental a Beautiful Cozy Home With These Tips

Some renters may think  they can't make their rental property look and feel like a home because of rules from their landlord or property manager. That is a myth. There are many ways to decorate a rental property and stay within the guidelines of your rental agreement.

Here are 5 tips to decorate your apartment, duplex, condo, or rental home.

  1. Make a Plan: Plan the color scheme you wish to use, plan textures, accent colors, and types of accessories you wish to add to your decor. If you are planning a theme, it will be easier to stick with one idea. Having a plan or a list will help save money because you will not be shopping for everything and end up purchasing a lot of items you will not use. As you purchase items check them off your list.
  2. Create a Budget: Set a budget for the project and you can set a budget for each room depending on if you need additional furniture. Try to stick to your decorating budget by shopping sales, thrift shoppes, antique shoppes, online, and on Facebook Marketplace.
  3. Choose Accessories You Can Repurpose: Adding throw pillows, blankets, artwork, and rugs can match decor in different rooms. This is a good way to repurpose decor items and change things up. If you find something on sale you might consider making the purchase and saving it for another season. Repurposing decor items can save money and give the space a new look. If you purchase furniture pieces, select pieces you can move around and change the look of the space as needed.
  4. Choose Your Wall Decor Wisely: Depending on the lease you may or may not have the flexibility to paint. If you are permitted to paint interior walls you may want to ask if there is a color restriction or approval needed by the landlord or property manager. When choosing artwork, or frames that require hanging, consider the size and weight of items so that you can get the proper hardware. Always check your rental agreement for permissions on the interior wall space. Select hardware that does not require hammering or drilling holes in the walls. Avoid decals or sticky material that is not easily removed.
  5. Add Your Personal Touch: Add plants, family heirlooms, family photos and more! Make your rental home a beautiful, relaxing and cozy space you and your family will love to call home.

Most of all, settle into your new rental and enjoy the space. Invite friends and family for gatherings. Make memories in your rental home. Get to know your neighbors, get to know the town and the surrounding areas. Make your rental feel permanent instead of temporary and you will gain a sense of pride and love for your rental space.

If you are a busy landlord and need help, look no further than a property manager. There are many tasks a property manager can do to assit a landlord. Take your time and take the steps necessary to find the right property manager. Remember that not all property managers are the same. If you search you will find a lot of property managers. Almost every real estate company manages properties.. With so many to choose from, landlords need to carefully select the property manager that is best suited for the job. It is important to know what to look for. Here are a few steps to take when choosing a property manager: Experience : Before hiring a property manager find out the level of experience they have. It is best if it is a local company. You will want to hire a property manager with experience managing residential properties. References : Ask the property manager for references from previous landlords. Take caution if they do not have references, or if you learn anything negative about the company. Conduct an online search for negative reviews. Licensing : This is especially important. Each state has different requirements. Make sure the property manager is licensed in your state. You can go online and look up licenses or contact your state's real estate commission to verify the property manager's license. Insurance : You are hiring a property manager to care for your valuable real estate. Don’t take this lightly. Make sure the property manager has enough insurance and the right kind of insurance. This will protect you in case the property manager is sued or makes a mistake. After you have found one or two prospects that you are interested in, contact them, and schedule an interview. It’s good to have an in-person meeting, but a phone interview would suffice. Here are a few questions you should ask during the interview: What do you charge for your services? 2. What property management services do you provide? Be specific: Tenant management, fiscal management, maintenance and repairs, compliance, etc. 3. How can you help manage the type of property I own? (Homes, apartments, townhouses, mobile homes, etc.) 4. How often do you communicate or report to landlords? 5. How do you handle tenant complaints? 6. Do you have service vendors to manage maintenance issues? Once you've found the right property manager you should have everything in writing and have a legal contract between the two of you. Landlords may want their attorney to review the contract. If you're considering hiring a property manager, be sure to do your research and choose a qualified and experienced professional.
