Your Property - Our Priority

Premier Realty NC Property Management, LLC offers a comprehensive array of management services for owners of residential rental properties.

Our goal is to provide you with stellar customer service and to manage your properties efficiently and effectively.

To begin the process, initially, we will do a market analysis of your property at the start of our agreement and then repeat it yearly.  We want to ensure you’re getting the most out of your investment.  We also pride ourselves on keeping long-term tenants, so keeping up with the market will ensure that we are consistently competitive with our rental rates.


Once market rent has been established or if the property becomes vacant, we will, at your discretion, handle all marketing efforts and expenses to promote your property. We will schedule showings and achieve a qualified, vetted tenant as quickly as possible. The process is simple for the prospective tenant, but we go into great detail on our end to ensure we vet the most qualified tenant for your property. We will conduct a thorough background, credit, criminal, and rental history as well as contact referrals and current employer. You can be sure that we get to know the tenant before a lease has been drafted. Once we have the tenant acquired, we handle all leasing paperwork, ensure utilities are in their name, and obtain rental insurance prior to possessing keys.

Availability

We are available 24/7 for owners and tenants.

Rent Collection

We handle rent collection, deposits, pet fee collections, eviction proceedings, court appearances, and all paperwork associated.

Rent Proceeds

Your rental proceeds will be paid electronically to your bank between the 10th and the 15th of every month. Our management fees are 10% of the monthly income. If we acquire a tenant, our acquisition fee is 50% of the first month’s rent. 

Inspections

We conduct an annual or semi-annual walkthrough and move-in and move-out inspections to ensure the tenants take care of your investment.

Reports

Each month you will receive documentation on monthly rental transactions, fees, and maintenance invoices. At the end of the year, we put together a year-end Tax Package for you.

Vendors

We can work with vendors of your choice or you can choose from our well-qualified vendor list.

Maintenance & Repairs

We use AppFolio software to manage maintenance calls and work orders promptly and all the scheduling involved with tenants and vendors to make it a smooth process.


If a tenant departs, we schedule cleaning, painting, etc., needed to prepare your property for a new qualified tenant ASAP.

You may choose how to handle the payment of the maintenance repairs. Whether we deduct rent proceeds, you make payment directly or complete an online contribution, and then we will pay the invoice.


We have a maintenance limit of $500.00 per contract unless authorized by the landlord.
